Shared Seasonal Banff housing:  

Our housing is in residential neighbourhoods, we prioritize considerate, respectful and responsible tenants.

Pricing is based on a shared room, double occupancy (limited triple rooms if requested), and is priced per person. 

Housing is confirmed after job offers are issued so you can select option for best arrival (ie Oct/Nov- Apri/ May tenancy for winter or May/ June - Sept 28th for summer) and based on availability.

Single occupancy rooms are limited (subject to a single upgrade fee $5000) Triple occupancy -there are a couple of suitable rooms if you do not want to split your group up. Properties are secured and booked based on availability. 

Alcohol, Smoking, Vaping, Drug Policy
The legal drinking age in Alberta is 18 years of age.
Marijuana is legal in Canada- we would prefer a clean living environment & kindly suggest our homes are not for you if you partake in illegal drugs, and request no illegal drugs on the property. Marijuana & associated paraphernalia must not be in common areas, cannot be used inside, and needs respect to neighbours when using. Cigarettes and joints must be picked up and must be extinguished in appropriate containers.

Whether traveling on your own, or hoping to share with friends, accommodation questionnaires help us put like-minded people together to ensure your chalet is a comfortable home for the season. 


Utilities, Wifi & TV 

Fees are inclusive of water, sewage, electricity, gas, wifi, local property and business taxes as applicable. 

Living in a cold climate and mountain town we expect tenants to be considerate of the high costs of our utilities. Although the heat will be set at a comfortable temperature, in winter expect to wear a warm layer and not be lounging in shorts and t-shirts. Air conditioning is usually not required in our mountain town, nor available in any houses.  Expect houses in the winter to be 16 degrees overnight and 19/20 degrees during the day. Although keeping windows and doors open during the winter, and shoulder season will drastically reduce the temperature in your house.

Your property comes with wireless broadband internet access. The service is suitable for email, web browsing, and streaming for tv. Downloading illegal content can jeopardize internet availability and usage.   

Houses have TVs with Apple TV/ similar for wireless streaming. Cable TV is not provided.

Onsite coin laundry is either in your flat or shared with the house. 

We strive to ensure that all properties are handed over in a clean/tidy condition at the start of the tenancy. Please notify us immediately if the flat is not in a clean condition as we would be unable to address this issue after you have moved in.

Note: in some cases previous tenants may only have only just vacated, and therefore tenants moving in at the beginning of tenancy may have cleaning and necessary maintenance being carried out around them.


Bike storing/parking permits 

Bicycle lock-up is available at all properties, bikes cannot be stored in your house. 

National Park Permits are required for all vehicles, at the Parks Canada Office on  Banff Ave, free of charge (*with proof of employment, vehicle ownership, registration and or copy of your tenancy). 

Banff is a small and compact town with good transportation to the resorts for mountain staff, or with a season pass; most people do not have vehicles.

If you will have a vehicle, you are eligible for Town of Banff residential parking passes, free of charge to park in restricted downtown street parking.

Refuse / Garbage / Recycling

We live in a National Park with wild animals on our doorsteps. Please ensure all rubbish is put into garbage bags, secured tightly, and removed when full to the bear-proof containers close to your house. 


Bedding & Mattress Covers 

Most of our tenants arrive from other parts of Canada or the world, with limited  baggage. Bedrooms are set up euro style mostly 2 single beds that a can be  joined to make a king, there are limited rooms with full size beds. We provide a  mattress cover, duvet and duvet cover. Bring your personal items, a fitted sheet  (single, full size, or King) , towel, pillow, and pillowcase or purchase locally when you  arrive. 


Maintenance & Property Inspection 

Monthly inspections are carried out on all of our properties to provide general  maintenance, and ensure the property is being looked after.  


Door Locks 

Bedrooms have individual locks/bedroom keys, they are no safety security boxes.


Moving out 

It is important flats are handed back at the end of the tenancy in a clean and undamaged state. A cleaning guideline is issued to ensure all housemates understand what needs to be cleaned and to what standard.

Standard deep cleaning of $50 is deducted after move out and is chargeable per season stay. Damages reported prior to move out will help process refunds efficiently. If extra garbage removal, damages, repairs, or cleaning be required we will require extra time to disperse payments. 

Extra cleaning fees - $45/hour + GST 

Garbage removal $60/ hour + GST 

Properties with carpet require steam cleaning unless there are extra stains or damage, cleaning charges will be shared by all housemates in those houses.  Approximate rate is $30 per person


Breaking or Ending a Tenancy 

Your tenancy is a fixed-term tenancy, you are legally responsible to pay the agreed payments either in full or with installments on time until the end of the fixed period of the agreement. 

Should you break or need to end a lease early, your options are to advise GYC of your departure, we can check the wait list for a suitable replacement tenant, or you can be authorized to find a new tenant to transfer your lease and assume outstanding payments/installments. If a new tenant is secured to assume your agreement, the landlord may release you from your responsibilities, as long as all payments are paid in full, and the lease transfer is complete. 

If you or the landlord find a replacement tenant then your liability would be limited to the reasonable expenses incurred by your landlord plus of course the fees in full until the date when the new tenant moves in.  

The charge to break your tenancy is $200 - if you find a suitable replacement tenant, or support the landlord with a new tenant, if the landlord is required to find a replacement, your security deposit will be used to cover the lease transfer. Cancellation of tenancy and/or sublets will not be approved for the final month of tenancy, we are not set up for short term rentals.

Early departure: If you choose to vacate the property early (ie for travel reasons) in your final month of tenancy, you may notify the landlord to coordinate a mutually convenient early check-out inspection. The fee for an early check out is $50. Once the Damage deposits has been refunded the tenant relinquishes their rights to the property and any damages caused thereafter. 


House Parties are not Permitted 

House parties are not permitted. All properties are in residential neighbourhoods, and not appropriate for hosting more than the same number of occupants as guests. Fines can be levied by the Town of Banff, and by management for after-hour complaints requiring management to come to the property. 


All chalets are Smoke-free  

Smoking/vaping is not permitted in any of the properties- or out of windows. Under Canadian Laws you can be fined $500 for smoking inside.   Be considerate of neighbours when smoking anything outside, and dispose of Cigarettes in appropriate containers.
